If you have plans to build a new home, you’ll need to consider many factors. Early in the process, one of the most important things to address is the actual lot on which your new house will be built. While neighborhood and view might be your first considerations, there are some other factors that may not be as fun to think about, but are just as important.
Soil is one of the most important details when it comes to new home construction, since the foundation of the new home will be poured on top of it. Any new home builder will be interested in what kind of soil they’ll be working with (or on). Not only will the type of soil help dictate the new home building process, but it will also indicate how the drainage is in the area.
The water table is something else you should be aware of when selecting a lot for your new home. Water table essentially refers to the level at which the water will tend to sit. Again, this isn’t a super-exciting element of building a custom new home, but it can have an effect on the floor plans. If you’ll be having a septic system installed, the water table will also dictate where it can be placed and how much work your new home builder will have to put into installing it.
When consulting with custom home builders, you’ll discuss every element of the new home construction process. Your builder will walk you through it, but it’s nice to have an idea of the lesser-known elements of home building going into your consultations.
