Get to Know Serene Hills in Lakeway, Texas

Just beside Lake Travis and a short distance from the heart of Austin, Texas, the gem of the Serene Hills master planned community awaits. Stretching across 456 beautiful acres, it brings together the best of luxury homes and gorgeous natural splendor. Situated in Lakeway, Texas in Travis County, Serene Hills has served as a place of homesteading and shelter since Native Americans roamed the plains. Retired from its former site as a bustling cattle ranch, it now consists of 295 single-family lots. This master planned community initially broke ground in 2010 with three subdivisions, later adding a fourth, and is built for both convenience and comfort.

Builders

Serene Hills offers homes by several different builders in order to ensure full customization to each resident. Those looking to move into the community select from Quick Move-In homes currently available, or work with a builder for a new build home. A sampling of builders available in the area are:

  • Sitterle Homes, offering your choice of ten different floor plans for Serene Hills. Prices begin in the low $600’s; consider the Calais plan, with a gorgeous entryway rotunda and four bedrooms – perfect for the growing family. For those that like to entertain, consider upgrading to include the outdoor kitchen and indoor wine grotto.
  • Village Builders, which brings eight floorplans to Serene Hills. Prices begin in the $600’s. The Tipton floorplan is perfect for multigenerational families, with plenty of space to spread out on the first floor and an optional fifth bedroom and private bathroom that can be added to the second floor for guests or extended family.
  • Ash Creek Homes, with six distinguished options for your Serene Hills home. Prices start in the mid-$600’s, and plans can exceed 3,000 square feet. The 3-bedroom Hudson, with its open concept kitchen, dining room, and great room is perfect for larger families.

Onsite Amenities

While it’s true that Serene Hills is conveniently located just under 20 minutes from nearby Lake Travis, there’s plenty to see and do in the community itself. Five miles of hiking and biking trails ensure that it’s easy to get in a little exercise or simply take in the beautiful natural scenery around the neighborhood. There are also workout stations to get your blood pumping, a resident-only pool, and picnic areas to enjoy a family afternoon together!

Nearby and available to multiple communities in the area is the World of Tennis complex, which you’ll “love” if you’re a fan of the sport or want to work on your serve. Multiple medical centers, shopping areas, and diverse eateries are all available within a five mile radius.

Off-Site Amenities

If you want to spread out a little further from the community, visit the Flintrock Falls Golf Couse or The Hills of Lakeway Country Club. Day spas, additional shopping locations, and of course Downtown Austin are all available within a short drive. Traveling out of town? The Austin-Bergstrom International Airport is less than 30 miles from Serene Hills.

Schools

The Texas Education Agency assesses the performance of students in public grade school using the Texas Academic Performance Report, or TAPR (formerly Academic Excellence Indicator System, or AEIS). Scoring districts is as follows:

  • A – Exemplary Performance
  • B – Recognized Performance
  • C – Acceptable Performance
  • D – In Need of Improvement
  • F – Unacceptable Performance

Lake Travis Independent School District

LTISD is a high-ranking district in the Austin area. The class sizes throughout the education system are small and manageable, with an average ratio of 17 or 18 students to one teacher, with just over 10,500 students in the entire school district. The overall graduation rate is consistently over 90 percent, and the district scored an overall A from the Texas Education Agency for the 2018-19 academic year.

Elementary school students in Serene Hills are enrolled at Serene Hills Elementary, home of the Sailors and located at 3301 Serene Hills Drive. Around 900 students are enrolled in grades Kindergarten through 5th annually; for the 2018-19 academic year, Serene Hills Elementary scored an overall A on the school report card, including special recognition for Top 25%: Comparative Closing the Gaps.

Serene Hills students in grades six through eight enroll at Lake Travis Middle School, home of the Knights. The school is located at 4932 Bee Creek Road in Spicewood, Texas (only five miles away) and enrolls about 1,500 students annually. For the 2018-19 academic year, the school received an overall B on the annual report card.

High school students are enrolled at Lake Travis High School, located at 3324 Ranch Road 620 South. Right around 3,000 students are Lake Travis Cavalier each year. The school received an overall A for the 2018-19 academic year, as well as special recognition for Academic Achievement in Science and English Language Arts/Reading.
